What to include on your estimate
- The roof size in squares (one square is 100 square feet)
- Tear-off, underlayment, roofing material and flashing as separate lines
- Disposal and any permit
- A price per sheet for replacing rotten decking, since you can't see it until tear-off
- Your workmanship warranty, and the manufacturer's warranty if it applies
Tips
- Put the price for rotten decking in writing before you start. It's the most common surprise on a re-roof.
- Show the number of squares, so the customer can compare your estimate with others fairly.
- Add photos of the current roof to the email with the estimate.
- If the job follows storm damage, keep your estimate itemised in case the customer's insurer asks for it.

Questions about this tool
What's a roofing square?
100 square feet of roof. Roofers price most of the job per square, so a 2,400 square foot roof is 24 squares.
Should I include a contingency?
Many roofers price rotten decking per sheet instead, and only charge for what they replace. Write that price on the estimate.
Can I add a Google review QR code?
Yes. Paste your Google review link and the footer shows a small "Happy with our work?" code. Asking every customer, with nothing offered in return, is allowed by Google.
